What they take on

What the Fitters We Refer Can Take On

Nine kinds of job, each with its own page. Supply and fit or fit only, and every one starts with a measured survey and a written quote.

How it works

How It Works

Three steps from first call to a new bathroom, with a written price before anything starts.

01

Tell us about the bathroom

Call or fill in the short form: your postcode, what you'd like done and roughly when. Photos help if you have them.

02

A vetted local fitter surveys and quotes

One fitter who covers your area and takes on your type of job arranges a visit, measures up and gives you a written, itemised quote. Your details don't go to a list of firms.

03

You decide, and the contract is with the fitter

If you go ahead, your agreement is with the fitter, who carries out the work and gives you any guarantee directly. If you don't, that's the end of it.

Step one takes two minutes. Start it today.
Vetting

What “Vetted” Means Here

Every fitter who takes on a Bromley job through us has been checked for the points below. We don't inspect the work on site, and these checks reduce risk rather than guarantee the result.

  1. 01Proof of public liability insurance, re-checked when the policy renews
  2. 02Gas Safe registration where the fitter's work involves gas
  3. 03Competent-person registration for electrical work, or a registered electrician brought in
  4. 04References from two recent bathroom jobs
  5. 05A traceable business with a fixed address
  6. 06Referrals paused if a homeowner reports a problem

Even with checks in place, it's your home and your money. The government's own advice on recommendation sites is to verify a trader's qualifications and insurance yourself, compare more than one option, and understand how complaints are handled. We'd rather you did.

Avoiding the usual problems

The Problems Homeowners Tell Us About, and How to Avoid Them

When people talk about bathroom jobs that went wrong, the same few stories come up again and again. Most of them can be avoided before anyone picks up a tool.

01

Quotes that are thousands of pounds apart

Quotes vary because they rarely cover the same things. One includes the suite, tiles and a skip; another is labour only; a third leaves out the plumber's or electrician's part. Ask every fitter to itemise: strip-out and waste, first-fix plumbing and electrics, plastering or boarding, waterproofing, tiling, second fix, making good, and whether VAT is included. Compare like with like.

02

Fitters who visit and never send a price

Several visits and no quotes is a common frustration. Your enquiry goes to one fitter who takes on your type of work in your part of the borough. If you don't hear back, tell us and we'll arrange another.

03

Big deposits before any work starts

A modest deposit for materials, then stage payments tied to finished stages, protects you. Get the payment schedule in writing, keep receipts for anything you pay towards materials, and be wary of anyone asking for most of the price up front.

04

Leaks and tiles that fail behind the scenes

The cause is often invisible once the room is finished: tiles fixed straight to plasterboard in the shower area, no tanking behind a walk-in shower, or a wet room floor without the right fall to the drain. Ask what goes behind the tiles in wet areas, whether cement backer board is used, and what waterproofing system is fitted. A good fitter will be happy to show you before it's covered up.

05

Being without a bathroom for longer than planned

On a standard refit the toilet usually goes on day one and comes back near the end, and the whole job depends on nothing hidden turning up once the old suite is out. If yours is the only bathroom, talk through temporary arrangements at the survey, and ask how the fitter prices and agrees any extra work before it starts.

Local housing

Bromley Homes and What They Mean for a New Bathroom

Around three in ten homes in the borough were built between the wars, and about one in six before 1919. That mix shapes what a fitter finds when the old bathroom comes out.

Victorian and Edwardian houses

Beckenham grew around its villas after Beckenham Junction opened in 1857, and nearly half the homes in Penge and Anerley predate 1919. Victorian terraces and villas often have uneven walls, older pipework and bathrooms squeezed into former bedrooms or back additions, and many have been converted into flats, where access through shared hallways and the building's waste stack need planning early.

1920s and 1930s semis

In West Wickham, Petts Wood and Hayes, more than seven in ten homes were built between the wars. Many still have a small bathroom with a separate WC, which is why knocking the two together, or adding a loft en-suite, is such a common project. The position of the soil stack usually decides where a new toilet can go.

Conservation areas and Article 4 streets

Bromley has 47 conservation areas, including Chislehurst, Park Langley and three in Petts Wood, and several streets carry Article 4 directions. An internal bathroom refit rarely needs planning permission, but a new extractor vent, soil pipe or flue on a front or side wall, or a rooflight for a loft en-suite, may. Check with the council before you commit to anything external.

Hard water and limescale

Bromley is a hard water area, and it shows on shower screens, taps and other fixtures and fittings. It's worth asking your fitter about easy-clean glass, valves that can be descaled, and whether a water softener makes sense for your home.

Before work starts

Checks, Permits and Practical Points

Electrics
Most electrical work in a bathroom is notifiable under Part P. It should be done by a registered electrician, who gives you a certificate.
Gas
If a boiler or any gas appliance is moved or connected, the work must be done by a Gas Safe registered engineer. Ask to see their ID card and check the register.
Building Regulations
Replacing a bathroom like for like usually doesn't need approval, but a new bathroom, new drainage or new ventilation may. Your fitter should tell you which applies.
Insurance and guarantees
Ask for proof of public liability insurance and what guarantee covers the workmanship, in writing.
Skips and parking
A skip on the road needs a council licence, which only a registered skip company can apply for. In controlled parking zones, a parking bay suspension booked through the council gives the fitter's van a space; allow a few working days' notice.
Bathroom costs

What Does a New Bathroom Cost in Bromley?

Published 2026 UK cost guides put a standard family bathroom at £5,000 to £10,000 supplied and fitted. London typically runs 12% to 35% above UK averages because of labour rates, parking and the age of the housing stock, so Bromley jobs tend to sit towards the upper end. Room size, the suite, how much is tiled and whether pipework or the toilet moves decide where yours lands.

Our bathroom costs guide explains what pushes a price up and how to read a quote. The quickest way to a real number is a free survey from a vetted local fitter.

FAQ

Questions Bromley Homeowners Ask

How much does a new bathroom cost in Bromley?

Published 2026 UK guides put a standard family bathroom at £5,000 to £10,000 supplied and fitted, a wet room at £6,500 to £18,000 and an en-suite at £5,500 to £13,000, with London typically 12% to 35% higher. Room size, the suite, the amount of tiling and whether pipework or the toilet moves decide where you land. Our bathroom costs guide lists the sources, and a free survey gives you a written figure for your room.

Do bathroom fitters do the tiling as well?

Many do, but check whether tiling is done by the fitter or subcontracted, and whether preparation and waterproofing are included in the price.

Who actually does the work?

An independent local fitter we introduce you to. Your contract, quote and any guarantee are with them.
